Serving the San Fernando Valley - one in-house team handles your plan and your build.
How Los Angeles Lot Conditions Shape Every Plan We Draw
Los Angeles lots do not behave like the lots standard ADU templates were drawn for. That is the honest starting point for custom ADU floor plans in this city.
A hillside lot in Woodland Hills can lose a significant portion of its buildable footprint before a single design decision is made. Slope grading - accounting for elevation changes during the design and foundation phase - changes where walls can go and how the structure sits on the ground. A narrow parcel in Van Nuys pushes setback requirements close together fast. You can end up with a corridor of usable space that a prefab plan cannot fill with any real function.
Here's what many Los Angeles homeowners don't realize about their parcels: rear lot corners are often irregular. Burbank post-war tract properties, for example, frequently have lot lines that don't run parallel. A standard rectangular template placed on that geometry either bleeds past a setback or shrinks the unit until the layout stops making sense. Site-specific design - where the structure's dimensions are derived from measured conditions on the actual parcel - is the only approach that survives contact with lots like these.
We work out of Studio City and spend most of our time on exactly these kinds of properties across the San Fernando Valley corridor.
When a Standard Template Meets an Irregular Parcel
The call we take most often starts with a homeowner who already has a plan - and a specific lot challenge.
They found a set of ADU floor plans online or through a plan service. The layout looked right. The square footage worked on paper. Then they brought it to the lot and found that the setback lines, the slope, or an odd corner cut into the design until it no longer served the purpose they had in mind. Sometimes the accessory dwelling unit - a self-contained residential unit built on the same parcel as the primary home - shrinks from a functional one-bedroom into something closer to an oversized storage room.
What we do in that situation is go back to the parcel itself. We take the actual measurements. We map the setbacks, identify where the slope introduces foundation complexity, and note any access constraints - utility easements, shared driveways, existing structures that limit what can be built where.
Then the plan gets drawn around those conditions. Not adjusted. Drawn.
The room placement serves the homeowner's stated priorities. The structure sits where the lot actually allows it to sit. The accessory dwelling unit that comes out of this process is sized and configured for the real parcel - not a theoretical one.
This is what personalized ADU layout planning looks like in practice. It takes longer than downloading a template. It produces a buildable plan.
Your Vision Stays Intact From the First Measurement Onward
The most important moment in ADU planning is keeping design and construction fully connected.
When a separate firm draws the plan and a different crew builds it, things shift. Dimensions get reinterpreted. Field conditions that weren't in the original drawings get handled on the fly. The layout you approved may not be exactly what gets built.
Our in-house construction crew - a team employed directly by us, not hired as third-party subcontractors - is involved from the start. The people who measure the lot are the people who pour the foundation. There is no handoff. The scope written into your ADU design and construction plans is the scope that goes into the ground.
This is especially important on sloped and irregular lots, where field conditions and plan details have to stay synchronized. One missed elevation note during construction can cost weeks of correction work. We keep design and build under the same roof so that risk never enters the project.
How We Scope, Design, and Prepare Your ADU Plans
Every custom ADU plan we deliver is built through a consistent, documented process.
- Lot measurement and site reviewactual parcel dimensions, slope assessment, setback mapping, and utility identification before any design begins
- Zoning and coverage checkconfirming lot coverage limits and permitted ADU size under current Los Angeles zoning rules for the specific parcel
- Functional layout developmentroom placement, entry points, ceiling heights, and interior flow designed around the homeowner's stated use and priorities
- Structural and framing documentationwall placement, load paths, and foundation type determined by site conditions, not template defaults
- Permit-ready plan setthe final document package prepared to meet Los Angeles Department of Building and Safety requirements for ADU permit submission
No scope is finalized until the homeowner has reviewed and confirmed the layout reflects their goals.
From Approved Plans to Ground-Level Construction
The same team that draws your ADU plans is the team that builds the unit.
Site Diagnostics
Before design work begins, we walk the parcel. We confirm lot lines, measure usable area after setback requirements are applied, and note anything that affects where and how the accessory dwelling unit can be positioned. Sloped lots get elevation readings at key points. Narrow parcels get detailed setback calculations.
Plan Development and Permitting
Once site conditions are mapped, layout work begins. We develop the ADU floor plan - the document that defines square footage, room placement, and structural framing - and refine it through review with the homeowner. When the plan is confirmed, we prepare the permit-ready set and coordinate submission with the Los Angeles Department of Building and Safety.
Construction and Post-Build Verification
When permits are approved, the same in-house crew begins construction. Because they were part of the planning process, there is no translation phase. Field conditions that appear during construction get addressed by people who already know the plan and the parcel. Final inspection is completed before the project is closed.
